We hate rules as we know you are on your holiday and just want to have fun but in order to avoid problems on checkout we feel it's better we let you know in advance what to expect in our home... Our motto is "a surprised guest is not a happy guest" we hope you agree!

- If you break something in the property, please let us know asap and arrange for it’s replacement or repair.
- There Can be No More Than 5 Persons In The Room, Unless Approved By Host At Any One Time. No Extra Guests or Visitors That Have Not Been Listed In Your Booking or approved by your hosts.
- This is a tropical climate so pests can soon appear, so please do not leave food out that will attract insects etc..
- All Guests Must Respect & Follow The Community Guidelines Listed Inside The Property &/or Posted Anywhere On The Property.
- IMPORTANT - There will be additional fees if house rules are broken $50 per day smoking fee, $50 Late Check Out Fee, $50 Lost Keys/Cards/Parking Permit, Any Other Breaking Of House/Community Rules That Result In Unnecessary Costs To The Host or Delay To Future Bookings.
- Check Out Time Before 12 Noon
- Please note, that the cleaning fee is for cleaning the apartment after your check out only (please refer to Airbnb explanation of the cleaning fee). It doesn't mean daily cleaning. However we are happy to provide weekly bedding and towels replacement free of charge if you stay longer than 12 days with us. Please note that the apartment is equipped with washing machine, mechanical mop and all other required inventory to keep the place clean. If you wish to order an extra cleaning with bedding and towels replacement we can arrange it for additional 800 baht / time
- We are happy to cover your electricity and water bills at our expense, but we kindly ask you to consume mindfully as although the average bill is around 2-3000 baht sometimes monthly electric bill can be up to 8,000 baht (as never bother to switch the aircons off).
- As a recurring problem it seems that white towels are often stained due to make up, incorrect washing or other reasons, we have now had no choice but to charge extra for any stained towels which can not be cleaned. Each towel will be charged to the customer at 300 Thai baht. Please Note: We leave Make Up Wipes in all our rooms to ensure Towels are not stained. Also if washing the towels do not mix the white towels, with colours.
